The Energy Performance Certificate is 10 years old! EPC’s were introduced on 1st August 2007 as a measure of the efficiency of homes and buildings. If you’re a private landlord and your EPC is more than 10 years old, you could be fined for not having one. If you just have an EPC for your own home, there can be benefits in keeping it up to date for you too. Some of the earliest EPCs have already expired, so if you were an early adopter of the scheme, it’s worth checking the date on your certificate!

From April 2018, a new legal standard for minimum energy efficiency will apply to rented buildings. The new legal standard brings threats and opportunities for landlords, freehold investors, developers and lenders.

Top Tips for a better EPC rating

When recording data to produce an EPC, it is necessary that we record what we see on the day.  In order to get an accurate rating that reflects any energy efficiency improvements that you have already carried out in your home, please have any supporting documents available.

The following tips and advice can vastly improve your energy rating:
1. Try and make sure as many of your fixed light fittings as possible have low energy lamps fitted.

2. If you have a hot water tank, make sure there is plenty of insulation around it. Good insulation can make a significant difference to the rating.

3. Loft insulation. If we cannot see the loft insulation because we cannot gain loft access or because the loft is boarded, please have any paperwork available to prove loft insulation is fitted.

4. If you have cavity wall insulation which is not visible due to rendering etc, please make sure you have the paperwork available, a guarantee would have been provided when it was installed.

5. If your double glazed windows were fitted after 2002 and the date is not visible on the windows, please have paperwork available to show the installation date.

6. Boiler information: If there are no make and model details on the boiler, we will need to establish the exact make and model of the gas or oil heating boiler so that we can record the correct efficiency of the boiler. Please have any information manuals or service history available if possible.

If you are selling or renting your home you will need a valid EPC for potential buyers and tenants before you market your property. An EPC is valid for 10 years.

If you are buying a property then the person selling the house must provide your solicitor with a valid energy performance certificate. If you are renting then the landlord or the letting agent must show you the EPC.
